What We Learned From the 2025 Hilton Head Area Housing Market

The real estate market in the Hilton Head area continued to shift in 2025. While the pace looked very different from the highly competitive market of a few years ago, the numbers show a market that was becoming more balanced rather than simply moving in one direction.

According to the 2025 Annual Report on the Hilton Head Housing Market, closed sales increased slightly, inventory continued to grow, and the overall median sales price remained remarkably steady.

For buyers and sellers, that combination matters.

More homes were available for buyers

Inventory continued to build during 2025. At the end of the year, there were 1,793 homes available for sale, an increase of 11.3% compared with the prior year. New listings also increased by 10.5%, finishing the year at 7,384.

That is a significant change from the extremely limited inventory that defined the pandemic-era market.

More inventory does not necessarily mean a weak market. It means buyers have more choices, more time to compare properties and, in some cases, more room to negotiate.

For sellers, it means competition matters again. Pricing, presentation and condition can make a much bigger difference when buyers have several homes to consider.

Home prices remained resilient

Despite the increase in inventory, the overall median sales price for 2025 was $545,000, up 0.6% from the prior year.

That is an important distinction.

A market can experience slower sales, longer marketing times and more available inventory without necessarily seeing a dramatic decline in home values.

In fact, one of the more interesting characteristics of the current market is that sales activity has moderated while prices have remained relatively stable.

Sales activity showed signs of improvement

Pending sales increased 5.0% in 2025, while closed sales rose 1.1%, finishing the year at 5,475.

Those are not the dramatic increases we experienced during the pandemic-era housing boom, but they do suggest continued buyer activity.

The difference today is that buyers are generally able to be more selective.

Sellers are receiving slightly less of their original asking price

Sellers received an average of 97.2% of their original list price in 2025, down from the prior year.

That may sound like a small change, but it reinforces something we are seeing in the market: pricing correctly from the beginning is increasingly important.

During the hottest years of the market, sellers could sometimes test an aggressive price and still attract considerable attention. In a market with more inventory, buyers are quicker to compare value.

Homes that are positioned correctly can still perform very well. Homes that begin significantly above the market may spend more time adjusting.

So, is this a buyer's market or a seller's market?

The answer is not quite that simple.

The 2025 numbers point toward a more balanced market, with more options for buyers while home values remain relatively strong. The annual report itself noted that increased supply had reduced some of the urgency that characterized the post-pandemic market and made strategic pricing increasingly important for sellers.

And, as always in the Lowcountry, the market can vary considerably by community, property type and price range.

A villa on Hilton Head Island, a home in Sun City, and a luxury property in one of Bluffton's gated communities may all be operating in very different market conditions at the same time.

What does this mean if you're considering a move?

For buyers, increased inventory can create opportunities to take a little more time, compare properties carefully and understand where negotiation may be possible.

For sellers, preparation matters. Pricing, property condition, photography, marketing and understanding the competition can have a greater effect on results than they did when inventory was exceptionally low.

The most important takeaway from 2025 may be this:

The market did not disappear. It changed.

And in a changing market, understanding what is happening within your specific neighborhood, property type and price range becomes even more important than following national headlines.
