What's Building in Bluffton SC

Bluffton continues to grow, bringing new activities and opportunities for residents to thrive and enjoy living in the Lowcountry. Here a few quick updates on what’s building in Bluffton.

MIDPOINT AT NEW RIVERSIDE: The previous developer completed only 98 homes in the first phase. Pulte is now hard at work building on what the previous developer started. 400 additional single family homes are in the works, bringing the total number of homes at Midpoint to 498. Amenities include pickleball courts, a pool and pavilion and a firepit with a patio area. Sidewalks and lagoons are also incorporated in the plan.

HAMILTON GROVE: Situated on 27 acres in Bluffton, this new neighborhood, developed by Stanley Martin (Daiwa House Group) will include 85 single family homes up to 2500 square feet with two car garages. Floorplans feature a primary suite on the main floor with 3-5 bedrooms and 2.5 bathrooms. Located on Buck Island Road, residents will have a quick ride to historic downtown Bluffton as well as a multitude of restaurants and recreational facilities.

VENTURE AT OKATIE BLUFFS: Construction is underway for a multi-family project located at Highway 170 and Gibbet Road. This luxury development will include 150 garden walk up luxury units as well as a multi-level clubhouse overlooking wetlands and water features. This is Millstone’s first construction project in the Lowcountry.

NEW RIVERSIDE VILLAGE: The majority of shops and restaurants will be operational by the end of the first quarter of 2025. The Frosty Frog Café, Café Al Dente, Local Pie, Nom Nom Poke Shop and Burke’s Pharmacy will join a host of local businesses already up and running. These include Eggs Up Grill, Sakura Sushi & Ramen, The Grind Coffee House, New York Butcher Shoppe, The Bluffs Spa, Lettrs Gifts, French Bakery, Beauty Vault Luxury Hair Salon, Front Light Building Company, Parlour Nails & Spa and Riverside Animal Hospital.

NEW RIVERSIDE BARN PARK: The second phase began in in July 2024. This is a capital project, and completion will take approximately 3-5 years. The New Riverside Barn venue is scheduled for completion in 2025. The Court Atkins Group designed the new venue adding a covered porch, catering kitchen, green room, storage and restrooms. The capacity for the event venue is approximately 170.

TRAIL ENHANCMENTS: Thanks to a $2 million grant, trail enhancements are in the works for the New River Linear Trail, including paving half of the more than three mile trail from the New Riverside are to Sun City.
